If you’ve been thinking about buying a home this year, chances are you’ve heard a lot of mixed messages about the housing market.
Some people say it’s a terrible time to buy. Others say prices are only going to keep climbing. And if you’re scrolling social media, the advice can feel completely contradictory.
As a local real estate agent working with buyers every day in Northern Kentucky and Greater Cincinnati, I want to clear up a few of the biggest misconceptions I’m hearing.
Myth #1: You Should Wait for Interest Rates to Drop
This is probably the most common thing I hear from buyers.
The reality is that no one can perfectly time interest rates. Even economists get it wrong. What we do know is that when rates drop significantly, buyer competition increases quickly.
That means:

More buyers entering the market

More multiple-offer situations

Higher sale prices
Many buyers end up paying more for the home itself, even if the rate is lower.
Right now, many buyers are using the strategy of buying the home they want and refinancing later if rates drop.
Myth #2: There Aren’t Any Good Homes Available
Inventory has definitely been tighter in recent years, but that doesn’t mean there aren’t good options out there.
What it usually means is buyers need:

A strong pre-approval

An agent actively watching the market
Many of the homes my clients end up buying weren’t even on their radar initially. Sometimes it just takes a few weeks of watching the right areas closely.
Myth #3: You Need 20% Down to Buy
This one stops a lot of buyers before they even start.
The truth is that many buyers purchase homes with much less than 20% down. There are a variety of loan programs available, including options with lower down payments and even some with assistance programs.
The first step is simply having a conversation with a lender to understand what options exist for your situation.
What Smart Buyers Are Doing Right Now
The buyers who are succeeding in today’s market are doing a few simple things:

Being ready to move when the right home appears

Staying flexible with timelines
